And every nail picked up before we go.
Tear-off, deck inspection, new underlayment, new roof, magnet sweep of your yard — and the dumpster gone before the weekend. Most Radiant roofs are finished in one to two days.

We can measure your roof from satellite and show you real pricing in about a minute. Nothing to fill in — we already have your address.
Optional. Your estimate is already booked either way.
A roof is the single most expensive thing most people buy for their house, and it’s the one they know the least about. That’s an uncomfortable place to be standing in your driveway with a stranger telling you what you need.
So here’s how we work. We get up on the roof — not a drive-by from the curb. We photograph what we find and show you the photos. We tell you if you need a full replacement or if you have five more years in it, and we’ve told plenty of people the second thing.
Most of what sends people looking for a roofer is one of these six. None of them can be diagnosed from the ground — but knowing what you’re looking at makes it much harder for anyone to sell you the wrong fix.
Almost always the flashing, not the shingles. Flashing is the metal that carries water away where the roof meets something else, and it’s the single most common source of a leak — which is also why reusing old flashing on a new roof is the shortcut that costs people the most.
The mineral surface is what protects the asphalt underneath from UV. Once it sheds in quantity, the mat behind it starts aging fast. A handful after a new install is normal; a steady accumulation on a roof past fifteen years is the roof telling you its remaining life.
Usually heat from below rather than weather from above. Without enough intake and exhaust ventilation, the attic cooks the underside of the roof and the shingles dry out early. It also voids most manufacturer warranties, which is why we size ventilation to the attic rather than guessing.
An ice dam, and it starts inside the house. Heat escaping into the attic melts snow higher up the roof; that water runs down to the cold overhang and refreezes into a ridge, and everything behind it backs up under the shingles. Gutters get blamed for this constantly and they’re rarely the cause.
Either something has penetrated the deck, or you’re looking at condensation from trapped moist air. Both rot decking from the top side down, and both are far cheaper to deal with before the sheathing goes soft.
Age alone isn’t a reason to replace anything. But it is a reason to have someone actually get up there with a camera, because at that point the difference between five more good years and a winter of water damage is not something you can see from the driveway.
No surprises
Every quote we write covers all of this. If another quote is cheaper, this list is usually where the difference is hiding.
Down to the deck, every layer. Roofing over an existing layer is faster and cheaper and it hides rot. We do not do it on residential replacements.
With the old roof off we walk the deck and find the soft spots. Any sheeting that needs replacing gets replaced, and you see a photo of it before it disappears under the new roof.
At every eave, valley and penetration. In this climate, ice damming — not wind — is what kills most roofs from the inside. This is the layer that stops it.
Over the whole deck. It does not tear in wind the way felt paper does, and it keeps the house dry if weather moves in mid-job.
Chimney, sidewall, step and pipe boots all get replaced. Reusing old flashing is the most common shortcut in this trade and the most common cause of a leak in a new roof.
Ridge vent and intake sized to your attic. Get this wrong and the shingle warranty is void and the roof cooks itself from underneath.
Tarps down before we start, magnet over the whole yard and driveway when we finish. You shouldn’t be finding nails in October.
We walk it with you, hand over the warranty paperwork and the photos, and take the dumpster with us.
Your options
We are an authorized installer for the systems below. The manufacturer warranty only holds if the whole system goes on together, which is why we do not mix and match.
The default for good reason: 30-year to lifetime limited warranties, 110–130 mph wind ratings, and a dimensional look that suits most houses out here. Malarkey, GAF and Owens Corning lines.
Rubberized asphalt built to survive hail that would total a standard shingle. Most SD and NE carriers discount your premium for Class 4 — often enough to pay back the upgrade. Worth asking us to price both.
Flat profile, lower cost, shorter warranty. Still the right call on rentals, outbuildings and budget-driven replacements. We’ll tell you when it is and when it isn’t.
Fifty years instead of twenty-five, sheds snow, and no shingles to lose in a wind event. Higher up-front cost. Makes the most sense on steep pitches and on acreages where a re-roof is a logistical headache.
How it goes
We get on the roof, take photos, and tell you what we find. Same day in most towns. No charge and no obligation whether or not there’s damage.
Line items, not a single number. Materials, labor, tear-off, disposal, all of it — so you can put it side by side with anyone else’s.
You pick the shingle and color off real samples against your actual house. We book a date and order the material.
Crew arrives early, tarps go down, and the roof comes off and goes back on. One to two days for a typical house.
We inspect it with you, hand over the paperwork, sweep the yard, and pull the dumpster.
Before anything comes off
We get on the roof, photograph what is actually up there, and walk you through it standing in your own driveway. No jargon, no clipboard theater.
If you have five more years left, we will say so. Plenty of people have heard exactly that from us and called back four years later.
Straight answers
If the question you have isn’t here, call the number on this page and ask. You’ll get a person who has been on a roof this week.
Granules in the gutters, shingles that look bruised or cracked, daylight in the attic, or a roof past about 20 years. But the honest answer is that you can’t tell from the ground, and neither can anyone who quotes you from the curb. Get someone on it with a camera.
It comes down to square footage, pitch, how many layers are coming off, and the shingle you choose. We don’t publish a per-square number because the ones you see advertised never include tear-off, decking or flashing. You’ll get a line-itemized quote, free, and you can compare it to anything.
Yes, and we do it constantly. We’ll meet your adjuster on the roof, walk the damage with them, and make sure the scope they write reflects what is actually up there. We can’t file the claim for you — that has to come from you — but we can tell you whether you have a claim worth filing before you call.
Not on a residential replacement. It saves a day and some money and it buries any rot in your deck where nobody will see it until it’s a much bigger bill. Every quote we write is a full tear-off.
We don’t tear off more than we can dry in. Anything open gets synthetic underlayment or tarped before the crew leaves the site. It’s the whole reason we run synthetic rather than felt.
Loud, for a day or two. You can stay in the house. Move the cars out of the driveway, take anything fragile off the walls in the upstairs rooms, and keep pets inside.
