That’s the reason we keep an office here rather than covering Douglas County from three hours away. Matt answers the phone, quotes the job, and is the person you call in two years if something needs looking at.
On the ground in Omaha
The tornado that formed near Waterloo that afternoon was rated EF-4 with winds near 170 mph. It stayed down for about an hour across a path better than thirty miles, through Elkhorn and Bennington and on toward Blair, and Ramblewood took the worst of it. The tornado got the attention. The 80 mph winds on either side of it got the roofs — and we are still finding houses a few streets off that path that were never written up.
This is the part that trips people up. A permit is required for any roof repair or replacement over two squares — 200 square feet — so “we’ll just do the one slope” is still a permit. The city runs the 2018 IRC with its own amendments in chapter 43 of the municipal code, and ice barrier has to go over solid sheathing.
If your house has spaced sheathing, the ice-barrier area has to be solidly sheathed before anything goes over it. That is a real line item, and it is the single most common reason one Omaha bid comes in under everybody else’s. If a quote you’re holding doesn’t mention sheathing at all, that’s worth a phone call before you sign it.
Dundee, Benson and Aksarben are older, smaller and steeper, and frequently on a third layer. Millard, Papillion, La Vista and Gretna are the nineties and 2000s build-out — big simple planes, builder-grade shingles, twenty-five years on them now. Elkhorn is newer than both and got hit hardest, which is why so much of what we do out there is a second roof on a house that isn’t old. Wind ahead of hail, which is backwards from our South Dakota territory. April 26, 2024 is the obvious one, but the ordinary damage here is straight-line and inflow wind working on the long, simple roof planes in Millard, Papillion and Elkhorn — lifted and creased shingles along the rakes and the ridge. We also turn up a lot of decking that doesn’t meet Omaha’s ice-barrier rule once the old roof is off, which is a conversation better had in the quote than on the roof.
