A commercial roof is a different calculation from a residential one. The question is rarely "what looks good" — it’s cost per year of service life, how long the building is in your plan, and how much disruption you can absorb while the work happens.

We handle shops, storefronts, ag and equipment buildings, churches, and small multi-unit property across the region. We’ll give you a straight read on whether you’re looking at a repair, a restoration coating, or a full replacement — those three are wildly different numbers and plenty of contractors only quote the biggest one.

What a commercial assessment covers

Free, and you get the report whether or not you hire us.

  • Full roof survey

Every penetration, seam, drain, curb and edge detail walked and photographed. Core sample if the existing build-up is unknown.

  • Moisture assessment

Saturated insulation is the hidden number on every commercial job. Finding it early is the difference between a recover and a full tear-off.

  • Drainage review

Ponding water is the single biggest predictor of premature failure on a flat roof. We map where it stands and why.

  • Repair / restore / replace

Three options with three numbers and an honest service-life estimate for each, rather than one quote for the most expensive path.

  • Phasing and scheduling

Section-by-section where budget or operations require it. Nights and weekends where the business needs it.

  • Warranty options

Including NDL and manufacturer system warranties where the assembly qualifies.

Your options

Systems we install

TPO

Most common

Single-ply, heat-welded seams, white reflective surface that cuts cooling load. The default for most low-slope commercial now. 20–30 year service life.

EPDM

Proven in cold

Rubber membrane with a long, well-understood track record and excellent cold-weather performance — which counts for a lot at this latitude. Black surface absorbs heat, which is a winter advantage and a summer cost.

Standing-seam metal

Longest life

For ag buildings, shops and low-slope-to-pitched conversions. Forty to sixty years, sheds snow, minimal maintenance.

Modified bitumen

Most durable underfoot

Multi-ply torch- or self-adhered. Tough underfoot, which makes it the right pick on roofs with heavy equipment traffic or constant service access.

How it goes

Start to finish, with nobody chasing you

  1. 1

    Site visit and survey

We walk the roof, photograph everything, and core it if the assembly is unknown.

  2. 2

    Three options, three numbers

Repair, restore or replace — with an honest service-life figure against each.

  3. 3

    Scheduling around you

Phased, after-hours or weekend work where the operation requires it.

  4. 4

    Install

Contained work area, protected access, daily tie-in so the building is dry every night.

  5. 5

    Close-out and maintenance plan

Warranty documents, as-builts, and an optional annual inspection so small things stay small.

Three numbers, not one

Repair, restore or replace — priced separately

Those three are wildly different numbers, and plenty of contractors only quote the biggest one. You get all three, each with an honest service-life figure against it.

Straight answers

Commercial Roofing — straight answers

If the question you have isn’t here, call the number on this page and ask. You’ll get a person who has been on a roof this week.

Can you work around our business hours?

Yes. Nights, weekends and phased sections are all normal on commercial work. Tell us what you can’t interrupt and we’ll build the schedule around it.

Do we need a full tear-off?

Not always. If the insulation is dry and the deck is sound, a recover or a restoration coating can add 10–15 years for a fraction of the cost. That’s exactly what the moisture survey is for.

What about ag and equipment buildings?

A large part of what we do out here. Metal re-roofs, panel replacement and leak repair on pole buildings, shops and machine sheds.

Is commercial hail damage insurable?

Yes, and commercial policies often have different deductible structures than residential — sometimes a percentage of the building value rather than a flat figure. Worth reading before you file. We’ll document the damage either way.

Do you offer maintenance plans?

Yes. An annual or twice-yearly inspection with a written report and minor repairs included. It’s the cheapest money you’ll spend on a flat roof.

I highly recommend these guys! They did two complete exterior remodels for me (siding, roof, soffit, gutters) on a couple of older houses and made them look brand new. They were available to start within a reasonable timeframe and got these big jobs done within a week. Gunner is great to work with and keeps you in the loop along the way. They’re now my first call for our exterior house projects.

Gary and his team were prompt and friendly. Gary reviewed our storm damage - he is knowledgeable and honest. His team did a great job and left our property clean. I recommend Gary and Radiant Roofing and Siding - in fact, I recommended him to my neighbors.

Troy did an excellent job during our roof and siding inspection. He was punctual, knowledgeable, and very easy to work with. We truly appreciated his help as new home owners. What stood out most was how communicative he was throughout the process and how well everything was organized and explained. We’re very happy with the experience we had with Radiant Roofing & Solutions.
