### Two different roofing towns

Sioux Falls is really two roofing towns. North and east of downtown — All Saints, Cathedral, McKennan Park, Sherman, Hayes — the houses went up before the war: steep pitches, cut-up rooflines, dormers, and often a layer somebody added in the eighties instead of tearing off. West of Kiwanis and south of 57th is the other town, the 1995-2010 build-out through Prairie West and on into Harrisburg and Tea, where a whole subdivision went up on builder-grade shingles within about four years of itself.

Those newer roofs are all coming due at once, which is why your neighbor’s dumpster shows up the same summer yours does. It also means we can usually tell you what we’re going to find on your house before we’re on it, because we were on eleven others in the same subdivision.

### If you’re in a historic district, a re-roof isn’t just a re-roof

All Saints, Cathedral, Hayes, McKennan Park and Sherman fall under the city’s Board of Historic Preservation, and exterior work in those five districts gets reviewed against the Secretary of the Interior’s standards. That review can reach the roof material itself, not just the color. Ask before you pick a shingle, not after — a rejected material is a second tear-off nobody is paying for.

### The storms here are documented, not folklore

Three tornadoes came through Sioux Falls the night of September 10, 2019. The May 12, 2022 derecho crossed the entire region, and on June 20 that same year the airport clocked an 82 mph gust. July 5, 2022 put another derecho down. Every one of them left roofs that looked fine from the driveway and weren’t — creased shingles on the windward slope, lifted ridge cap, fasteners backed part way out.

Sioux Falls requires a permit to re-roof, and the city now issues a dedicated residential roofing and repair license rather than the full contractor license it used to take. We pull the permit. You shouldn’t be the one on the phone with Building Services.
