We’d rather tell you the roof has five years left than sell you one you don’t need, and that happens often enough here that we say it out loud. The honest dividing line isn’t age — it’s whether the mat is still intact. Shingles that have lost granules but are still flexible and sealed have life in them. Shingles that crack when you lift them, or that have lost their seal along a whole rake, are done regardless of what the warranty said. Plenty of the older stock in this town is spaced-sheathed, and that area has to be decked properly before anything goes over it — real material, real labor, a real line on the invoice. A quote that never mentions sheathing has either not been on your roof or intends to find it once the old roof is off, when you have no leverage and a torn-off house. ## How to read the three bids on your kitchen table You don’t need to know roofing to find the gap between them. You need to know which five lines to compare, because they’re the lines that move the number. - Does it price sheathing at all? Either as included, or as a per-sheet rate with a count. "Decking as needed" with no number isn’t a price, it’s a blank check you’ve already signed. - Does it say who pulls the permit? Omaha requires a permit for any roof repair or replacement over two squares — 200 square feet. "We’ll just do the one slope" is still a permit. If the bid is silent, ask whether they’re pulling one or whether you’re. - How many layers are coming off? Dundee, Benson and Aksarben houses are frequently on a third layer. Tear-off and disposal on three layers isn’t the same job as one, and a bid that assumed one will find out on day one. - Is ice barrier called out by coverage, not by brand? The question is how far up the slope it runs, not whose name is on the roll. - Is ventilation addressed or ignored? A new roof over the same inadequate ventilation ages at the same rate the last one did. If nobody has mentioned intake, nobody has been in the attic. ## What actually moves the number Not the shingle. People shop the shingle because it’s the only part with a brand on it, but the spread between a good architectural shingle and a premium one is a small fraction of the job. What moves the number is how much roof there is, how steep it is, how many layers are coming off, and what’s under them. Steep and cut-up costs more than big and simple for the same square footage, because the crew moves slower and there’s more flashing and more waste. A third layer is a different tear-off and a different dumpster. And sheathing is the one line nobody can price from the driveway, which is why it’s the one line the low bid leaves out. That’s the whole reason we get on the roof and into the attic before we write a number instead of quoting off a satellite measurement. The quote you get is the price you pay, and we’d rather find the surprise than hand it to you halfway through. ## What a replacement actually looks like, start to finish Most Omaha houses are a one-day tear-off and re-roof.
