Most residential roof replacements take one day. A large, steep or complicated roof, or one needing significant decking replaced, can run into a second day. If a crew is still on your roof on day three with no clear reason, that is usually a scheduling problem rather than a problem with your roof. The honest answer for most houses in eastern South Dakota is **one day**. Two at the most. That surprises people, usually because they have heard about a neighbor’s roof that dragged on for a week. That does happen, and it’s almost never because the roof was hard. It’s because the crew was split across three jobs. ## What one day actually looks like **Early morning.** Trucks, dumpster, and tarps and plywood down over landscaping, the AC unit and anything else that resents falling shingles. **Morning.** Tear-off. The old roof comes off down to the decking, and this is the loudest part of your day. If there are two layers up there it takes longer, which is one of the main reasons a job turns into two days. **Midday.** Deck inspection. With the roof off, this is the first time anyone can actually see the condition of the sheathing. Soft or rotted sheets get replaced now, and you should be shown them, not told about them afterward. **Afternoon.** Underlayment, ice-and-water barrier in the valleys and along the eaves, new flashing, then shingles. Flashing is worth watching for: it’s the metal that carries water away where the roof meets a chimney, wall or vent, and reusing the old stuff is the most common corner cut in the trade — and a bad one in a climate that freezes and thaws a few hundred times a winter. **End of day.** Ridge vent, cleanup, and a magnet sweep of the yard and driveway for nails. The dumpster should be gone within a day or two, not sitting on your drive until the weekend. ## What makes it two days - **Size.** Past roughly 35 squares, one day gets tight. - **Pitch.** Steeper than about 7/12 and the crew needs staging and harnesses. Everything slows down, for good reasons. - **Two layers coming off.** Doubles the tear-off, the dumpster and the haul. - **Significant decking.** A lot of rotted sheathing is real carpentry before any shingle goes on. - **Weather.** Nobody should be installing shingles in rain, and on the plains that’s a live consideration from May through July, when the cells build over Nebraska and run up the I-29 corridor most afternoons. ## The part that matters more than the timeline A one-day roof isn’t about speed for its own sake. It’s about your house being open for as little time as possible. Between tear-off and the new underlayment going down, your decking is the only thing between the weather and your attic. A crew that tears off a roof on Friday afternoon and comes back Monday is gambling with your ceiling, and a South Dakota thunderstorm doesn’t need much of a window. That’s the real reason to ask “how many crews are on my job, and will they be here all day?” before you ask how many days it takes. ## Four questions worth asking before you book - Will the same crew be here start to finish? - What happens if you find bad decking — how is it priced, and will you show me? - Is new flashing included, or are you reusing what’s there? - Who does the magnet sweep, and when is the dumpster gone? Those four tell you more about how the week will go than any number of days.
